There are loose/failed silicon butt seals, short lengths of the pressure plate, no flashing joint seals, lack of appropriate interface detail between vertical glazing and the rooflight, lack of edpm membrane to glazing interface, lack of butyl glazing tape to transom/mullion lines. A full refurbishment of the system is required. This will include the following: • Removal, disposal and replacement of existing cover caps and pressure plates. • Installation of new system pressure plate gasketry. • Installation of butyl glazing tape underneath pressure plates. • Replacement of defective silicon butt seals. • Installation of new EDPM vapour barrier at the heading of glazing system interface with new vertical glazing. • Installation of new EDPM vapour barrier at eaves flashing level. • Installation of new flashing at the heading of glazing system interface with new vertical glazing.
